限购条件调整：

不限售区域：张家港、昆山、常熟、太仓
备注：2022年5月9日起，家庭若有新出生人口（二孩及以上），出让房屋时不受限制。

苏州限贷政策
1、最新条件，认房不认贷
居民家庭（包括借款人、配偶及未成年子女）申请贷款购买商品住房时，家庭成员在我市无成套住房的，不论是否已利用贷款购买过住房，银行均按首套住房执行住房信贷政策。
2、首付2成已落地
①苏州无房无贷：首付2成，利率4.0%；
②苏州无房但是其他城市有房贷：首付2成，利率4.0%；
③苏州有房无贷款：首付2成，利率4.0%；
④苏州有1套房且有贷款： 首付3成，利率4.4%，
简单来说就是，苏州没房首付最低20%；有1套房贷款没结清，首付最低为30%，有2套停贷。
3、第三套住房
对于拥有两套及以上住房的居民家庭，暂停发放商业性个人住房贷款。
4、公积金贷款上征信
自2023年1月1日起，住房公积金个人贷款信息将纳入征信系统，直接影响首付及利率。

苏州公积金贷款
1、额度提升
①公积金贷款首次使用，按公积金账户余额的15倍计算 (原来是10倍) ；
②第二次使用，按公积金账户余额的10倍计算 (原来是6倍)；
③多子女家庭（有2个及以上未成年子女的），上限可以上浮30%，即第一次家庭最高贷117万，个人最高贷78万，第二次家庭最高65万，个人最高39万；
④需要注意的是，还要关注公积金缴存基数，基数要覆盖公积金部分月供双倍。
2、公积金提取做首付，已执行
①苏州市区公积金（园区同步执行），可以提取做买房首付。
②购买新房、二手房，都适用。购买新房，需要开发商和公积金中心提前报备，凭合同公积金直接打入开发商账户 ；二手房，则是打入资金托管账户。
③提取余额后，并不影响公积金贷款额度。

苏州契税补贴
园区、姑苏区暂无契税补贴，相城、新区、吴中，契税补贴已经截止。目前只有吴江区契税补贴减半政策，已经延长至今年年底。
划重点：
①在吴江购房首套、二套新建商品房都享受契税补贴；
②按照网签备案时应缴纳契税份额50%比例享受一次性购房契税补贴；
③以网签备案时的购房合同价为补贴基数，90㎡（含）以下补贴0.5%，90㎡以上补贴0.75%。

苏州降低存量房贷利率
1、苏州存量房贷利率能降到多少？
根据此中国人民银行江苏分行，公布的江苏省各设区市首套房按揭利率政策下限。
其中苏州，在2019.10.8-2022.5.17，存量贷款能降低到LPR，参照当前LPR为4.2%。
2022.5.18至今，存量贷款能降低到LPR-20bp，参照当前LPR为基准，将是4.0%。
2、三大行已官宣，存量房贷利率调整，功能上线
中国建设银行：于9月12日在手机银行APP、“建行智慧个贷”小程序等渠道上线“存量房贷利率调整”功能。借款人能查询到自身的房贷情况以及首套房或二套房认定状态。
中国工商银行：于9月14日在手机银行正式上线首套或二套房贷认定情况查询功能，借款人可在“存量房贷利率调整”栏目查询，具体路径为：下载中国工商银行App-登录/注册-贷款-存量房贷利率调整。
中国农业银行：将于9月15日起，在掌上银行、贷款经办行、营业网点、95599、“中国农业银行微银行”等渠道查询本人存量房贷利率是否满足下调条件及下调幅度等有关事宜。
